What are some ways to save money when building a house?
I am building a house this year and would like to know some ways to savesave money. Does anyone have wholesalers numbers or anything like that? Even cutting out $10K would be benificial
I have built a few. There is no sure answer.
I get 3-5 estimates on everything, prices vary a lot.
You can get the 10k out of shopping for roofing, flooring and cabinets.
When you stucco have the stucco dyed, that way you don't have to pay for painting.

Have the home framed up on your own foundation and do the rest yourself. That saves a bundle.

There are numerous ways to save on construction costs.
Acting as the general contractor on the job. Requires allot of effort on your part but you save the markup on materials and the general contractors profit. The downside is if you have problems down the road you won't be able call the builder.
Get 3 bids on everything.
Design of the house can save you money. Building with right
angles is faster and cheaper than odd angles and curves. The simpler the cheaper.
A two story house can save you money due to economies of scale. You can have more square footage under a smaller roof area.
Do the finish work yourself if you are able. Trims, cabinets,
painting, finish electric and plumbing.

Incorporate flexible rooms in your home if possible instead of having two separate rooms that don't get used all the time. For example, I wanted a playroom for my nephews and a guest room, but since the boys are over all the time and we only have an occasional overnight guest, we have a playroom that we convert to a guest room when visitors arrive.
When choosing materials, do investigative work about durability. What you might save in buying the less expensive material now will end up costing you more when it wears out and needs to be replaced in a few years.
As others have suggested, it is important to price shop. Get several different bids on materials and labor and compare them. Before you decide on the best price, make sure that the bids are comparable using the same or similar quality materials, etc. If you find one bid is way off base from the others (either more or less expensive), look closely to see if it includes or excludes a large ticket item such as the foundation or heating and cooling system. Make sure the builder is insured. No one expects mistakes to happen, but hiring insured contractors and subcontractors will prevent a loss out of you pocket is something goes wrong.
